Eternam and somnOO announce that they have finalized the sale of the shares held by Eternam in Hôtel des Pergolas, the owner of the real estate and business assets of the Ibis Styles Marseille Provence Aéroport hotel, located in Vitrolles (13). This transaction marks a key milestone in the relationship between the two companies: it is the first hotel they have acquired jointly.
Acquired in July 2021 by FPCI Alcyon, a hotel investment vehicle managed by Eternam, this 117-room, 3-star hotel was selected for its strategic location near Marseille-Provence Airport and its potential for value creation. Alongside Eternam, somnOO had co-invested and managed the asset as a partner operator since its acquisition.
The sale enables the Alcyon FPCI to complete its first divestment transaction with a performance significantly exceeding initial targets, while giving somnOO full strategic control over an asset in its network as it takes a majority stake. This transaction is part of the positive momentum of the Alcyon portfolio, whose third fund, Alcyon Hospitality Europe, dedicated to the pan-European hotel sector, was launched by Eternam in May 2026.
This transaction confirms the strength of somnOO’s two-cycle approach: a clear co-investment entry, aligned operational management, and a planned exit for the financial partner. The success of this first refinancing with Eternam demonstrates somnOO’s ability to deliver on its commitments and create shared value.

FPCIs (Professional Private Equity Funds) are collective investment schemes whose primary purpose is to invest in unlisted companies. Subscription to FPCI units is restricted to so-called professional investors as defined in Article L. 214-160 of the Monetary and Financial Code, that is, those who possess the experience, knowledge, and skills necessary to make their own investment decisions and properly assess the risks involved, and to other investors referred to in Article 423-49 of the General Regulations of the French Financial Markets Authority (AMF) who accept the risks of capital loss and the specific risks associated with this type of investment.
